1. Why California?

California, OH is a wonderful place to reside and commute from. It is convenient and less than 10 minutes to Downtown and the Entertainment district shared with Anderson Township. Other local amenities include the California Golf Course, California Nature Preserve, the Bike Trail to Lunken and Little Miami Trails, Marina’s for the Boating crowd, the California Community Park, Restaurants, Ball Fields, Riverbend, Belterra Park, and much more. Originally settled in 1802, this delightful community has endured many of America’s good and bad times. The people who live here take great pride in their community and the expansion of the business and entertainment district continues to grow. 2. What are the housing setbacks?

All homes are separately deeded single-family homes. The minimum setbacks are 10’ in the front and 3’ on either side. There will be front access for the homes on the river and rear access for the homes off the river.

3. What are the starting home prices?

The homes on the river start at $900,000 and the homes off the river can be as low as $725,000 depending on the lot size and cost.

4. How many homes are expected to be built?

Depending on the consolidation of lots, we anticipate 37-39 total homes.

5. What is Sanctuary Place?

Sanctuary Place is a privately funded road that is now dedicated and maintained by the City of Cincinnati. By being privately funded by the developer, there is no Special or TIF Assessment in our community.

6. Are there available tax abatements?

Yes! This community qualifies for the full City of Cincinnati Tax Abatement Program. The homes are built to Gold or Platinum LEED Certified standards which provide for huge savings over a 15 year period of time. Click here to learn more.

7. Who developed the property?

The developer is Gary Osterfeld with OCI Properties, Inc. Not only did he develop this beautiful property, but he loves it so much he lives at The Sanctuary at River Green.

8. Do you have an HOA?

There is an HOA at the Sanctuary at River Green that takes care of the common areas which include the entrance, walking trail, community garden, fire pit, dog park, and boat storage area. The annual HOA fee is $750/year.

9. Is this community in the flood plain?

SARG homes habitable space averages several feet above FEMA 100 year BFE or base flood elevation.
